Selling Your Home In The Summer

The warm weather is here in Charleston. Thankfully it took a bit longer than usual, but days of 90 degrees and high humidity have arrived and will remain for a few months. Many homeowners in Charleston believe the hot summer months mean that it’s a poor time to list a home for sale. It is true that the springtime brings the most activity and closings, however summer is not a huge negative.

In the summer we find many buyers are serious about buying. The spring market may have an abundance of showings, but many people are just looking and dreaming about the potential of a new home. If clients are taking the time to look in the Lowcountry heat then they are definitely looking to buy. For this reason, we often tell our sellers that it is extremely important in the summertime to accommodate showing requests.

Summer contracts also usually have an easier time appraising. Spring contracts are usually higher after the winter market and appraisers use comparables that were lower. We see these times that appraisals come in lower. Summer contracts use comps from the higher spring values helping the summer numbers.

All the misconceptions of the summer market leads to less inventory, which is an obvious benefit to listing during this time. The demand in Charleston is strong and the inventory is low. In the summer the spring inventory has already been sold or did not sell for one reason or another. Adding a fresh listing in the summer can be a terrific strategy.
