I always find it interesting that people with children from five years old to twenty-one years old have a unique grasp of the time of year. It is either the school year or summer break. The rest of the year then rotates around breaks, like during the springtime or holiday season. I am never quite sure if parents of kids those ages are excited for those breaks or not. It is amazing to see the planning that goes around these times for child care, camp, vacation, and more and more activities.

At William Means we try to see and predict trends in Charleston real estate. The question often asked is whether there is a certain time of the year that is better to buy or sell. In Charleston you hear a lot about the spring market or the summer down turn. While we see some seasonal trends in the Lowcountry, that real estate calendar is not as predictable as the school calendar. The stats now say that nearly thirty-eight people are moving to Charleston a day. That means regardless of the month the calendar says, people are buying real estate in Charleston.

All that buying and selling is great, but having the right strategy during a specific time of year is important. William Means agents monitor trends that help to tell us times when it may make sense to be more aggressive in pricing. We may also see times when less people are looking for a home, but they are sure buyers so we want them to see strong market pricing. As a company, we may redirect our marketing efforts to show off our nice weather to parts of the county that are in the cold.
