How To Stage Your Home For An Open House

Hosting an open house is a great way to offer agents a preview of your home and allows potential buyers the chance to experience the space and imagine themselves living there. Now that your home is in tip-top shape from taking photos to go on the market, it’s time to invite guests in for a first glance. Follow along as we showcase some of the key steps to preparing your home for the perfect open house event.

Make simple updates. First things first, make sure to give your home a good deep clean. Each area should be decluttered as much as possible and personal belongings should be out of sight. Depersonalize your home by removing family photos, fridge magnets and anything that prevents potential buyers from visualizing themselves living there. Clean windows, baseboards, countertops and closets. A freshly cleaned home is inviting and allows buyers to focus on what really matters, like the layout of the home. This will allow you and your Realtor to work from a blank canvas and focus on staging.

Hone in on the details. The next step to getting your home open house ready is to “dress it up.” Focus on highlighting the best parts of each room and add in small details. Main living areas such as the living room and kitchen should give off a “wow” factor. Arrange living room furniture to create a focal point and keep the decor clean and simple. For the kitchen, clear everything off of the countertops and add in accents, such as a bowl of lemons. This will show buyers how they could maximize the home’s overall space. Be sure to also have the yard nicely manicured and a fresh wreath and welcome mat at the front door for a great first impression.

Fresh florals. Adding fresh flowers is a quick way to spruce up a room and will add a delightful scent that makes homebuyers feel comfortable. There are many options to choose from, but it’s best to go with what is in season and matches your aesthetic. Fresh or faux greenery can be used to fill any empty corners and add a pop of color.

Bright spaces. Take advantage of your home’s natural light and open all curtains and blinds. Make sure to turn on all lights during showings, even in the closets and pantries. This makes your home feel more inviting. If you have any outdated or broken light fixtures, this would be a good time to replace them and guarantee that all bulbs are in working order. Light candles around the house to give your home a fresh smell and cozy ambiance.

Bites and refreshments. Lastly, make your guests feel right at home by serving light snacks and beverages. There’s no need to go overboard with a full meal, but small snacks that are easy to eat will help guests stay longer and enjoy themselves. Beverages can include bottled water, sparkling water, coffee or sweet tea. If you have a kitchen island, this is a great way to show it off in entertaining style.
