What is the difference between list price, sales price and appraised value?

“List price is what the seller hopes, or in some cases dreams to receive from the sale of his property.”

“Sales price is what a buyer is willing to pay and the seller agrees to sell at.”

“Appraised value is when an appraiser will value the property based on comparable sales within the last 90 days.  The appraised value does not have to reach the agreed upon sales price, but if it doesn’t then an adjustment in price is almost always done. ”
