It’s Time To Sell Your Home

While the Charleston real estate market is notoriously busy during the Spring season, this year is already off to a fast start despite it only being the middle of February. The warmer temperatures, beautiful blooming landscapes, and longer days make it a perfect time to search for that new home. It also means it is the perfect time to sell.

Selling your home can be a daunting task and many wonder where to begin. As with most tasks, having a plan is usually the best place to start. I recommend first taking a thorough look at the financial aspects of selling your home. If you have a mortgage you will want to review the current outstanding balance. You may want to talk to your accountant regarding tax implications if you have not lived in the home for more than two years or if you are selling a secondary/investment home. You will have other financial decisions to consider as you move along including upgrades or replacement of items like the roof, appliances or HVAC. You should also take into account remodeling options that will make the home more appealing to potential buyers. Another consideration would be to have a pre-inspection of the home and complete any necessary repairs before putting the property on the market. These items will require a solid grasp of your financial situation regarding the home.

Knowing your financial standing will lead you to the next step of evaluation. As we lead our daily lives, a common occurrence is for certain aspects of our home to become so familiar to us that we’re blinded to them. Many times, the way we look at our home is very different than the way someone else perceives it. This is where it is important to have an open mind and listen to professional opinions. William Means Real Estate agents are the best in the field at helping to evaluate a home and presenting options to get it sold. Our agents understand the importance of first impressions. Landscaping, de-cluttering and repairs can make all the difference in selling a home. Our agents have the resources to find professionals to help including inspectors, stagers, and interior designers to give the property the best opportunity on the market.

After you have a handle on the financial aspects and your home evaluation, you will then use the guidance of your agent to know where to price the home. William Means agents look at multiple aspects in pricing to help you determine the amount the home should be listed for. Our agents explain the price and the reasoning behind the number. We believe you must have justification to the number so that you can present this information to the buyer and their agent to get the home sold. The choice on pricing is always the seller’s but we want you to understand the strategies in pricing, not just give a high number and hope that the home will sell. When you are ready, William Means will then take over with a marketing and selling plan. From professional photography to agent open houses, our agents know how to get the job done.

Preparing to sell your home and doing it the best way is not easy. William Means Real Estate is the professional team you need, and with the Spring selling season quickly approaching now is the time to start planning with the best.
