Many real estate agents view Open Houses as a home-selling staple and a valuable tool to get agents and buyers into your home. As a homeowner, there are steps you can take to collaborate with your agent ensuring that your Open House is a success.

Your agent may suggest hosting an Agent Open House which is separate from the typical Public Open House. This agent-only event is usually held for a few hours on a weekday and designed to showcase your home to other real estate agents working with multiple clients. Agents will pass on information about the property to their buyers and the exposure to many clients is an asset in scheduling showings and selling your home. Discuss with your agent the advantage of taking part in a group event where agents with listings in the same neighborhood host an Open House on the same day during the same timeframe, further increasing your listing’s publicity.

While your agent will take care of the planning and execution of the Open House, there are things you can do to prepare your home. Staging your home, both inside and out, is paramount in attracting the right buyers. Clear out clutter from closets and remove excess furniture to allow for a more spacious atmosphere. Clean every surface from top to bottom including the exterior of the home to enhance curb appeal. Be sure that your furry family members have a place to stay during the Open House; not only can they be a distraction for agents or buyers viewing your property, but you also don’t want them to mistakenly run away!

Ask your real estate agent to discuss feedback from other agents and buyers with you. If all of the agents who view the house think it’s priced to high, that feedback might help sway your decision to make a price reduction.
